Where the money sits

A UAE property purchase completes at the land department of the emirate concerned, and in Dubai that means the Dubai Land Department's process: the seller's title is checked, any mortgage is released, the developer's no-objection certificate is produced where the property is in a managed development, the buyer pays the price and the fees, and the title deed issues in the buyer's name. The money and the title move in the same room on the same day.

A buyer abroad has no easy way to be in that room with a manager's cheque, and no UAE account to draw one on, and no protection if they wire the price ahead and the seller's side is not ready. Escrow puts a regulated agent between the two: the buyer funds the agent, the agent confirms the conditions โ€” clean title, mortgage discharge, the developer's clearance, the transfer appointment โ€” and pays at completion. The same structure carries a buyer's deposit while due diligence runs, and a purchase above the authorities' thresholds can later support a residence visa on the authorities' criteria.

Frequently asked

Do I need a UAE bank account to buy property?
Not necessarily. The land department needs the price and its fees paid at completion in the form it accepts; an escrow agent holding your funds can make that payment on your behalf under the escrow agreement. Some buyers open a UAE account as well, and the bank-readiness service covers that.
Can the deposit be held in escrow too?
Yes. A deposit held by the agent while the checks run is released to the seller or returned to you according to the conditions the agreement sets, which is safer for both sides than a deposit paid to the seller or the broker directly.
What about off-plan purchases?
Off-plan payments to a developer are made into the project's own escrow account under the emirate's off-plan rules, which is a different mechanism from a completion escrow. We say which applies to your purchase before anything is structured.
Who checks the title?
Your lawyer or conveyancer checks the title and the seller's documents; the escrow agent confirms that the conditions in the agreement have been evidenced before releasing. We coordinate both and run the checklist.
Does this make me eligible for a residence visa?
Property ownership above the thresholds the authorities set can support certain residence visas, on the authorities' criteria and decision. That is a separate application after completion, and the visa pages cover it.
