Most zones treat e-commerce as a line on an activity list. Dubai CommerCity is built around the physical operation instead — the warehouse, the fulfilment centre, and the last-mile fleet are inside the district rather than contracted somewhere else.
That is worth real money to a retailer holding stock, and worth nothing to one that is not. The honest test is whether goods physically pass through your hands, and it decides this zone more cleanly than any other factor.

The three clusters
Dubai CommerCity is organised into three clusters, and knowing which one you would occupy is the first practical step. The business cluster holds the workspace: smart desks, coworking, fitted and premium offices, and shell-and-core space for occupiers fitting out their own. The logistics cluster holds dedicated warehouses, third-party warehouse services, fulfilment centres, and last-mile delivery. The test that decides this zone
The question is not whether you sell online. It is whether goods physically pass through your control in the UAE. If you buy stock, hold it, pick it, pack it, and ship it, the logistics cluster is the reason to be here and the case is strong. If your supplier ships directly to your customer and you never see the goods, you are paying for infrastructure you will not use.
A drop-shipping or digital-product business is better served by an e-commerce activity on a general free-zone licence. That is not a lesser option; it is the correct one for that operating model, and it costs materially less.

EZDubai sits inside Dubai South's logistics district, alongside contract logistics and the cargo terminals at Al Maktoum International Airport.
The split is roughly freight-led against district-led. If your inbound and outbound volumes are air-cargo-driven and you want to sit next to the terminals, Dubai South's logistics district makes the stronger case. If you want offices, fulfilment, and amenity in one built district, Dubai CommerCity does. Both should be priced before either is chosen.
