SAIF Zone is the practical northern-emirates answer to Dubai Airport Freezone: airport-adjacent, customs on site, and materially cheaper to occupy. For trading and light industrial businesses that do not need a Dubai address, that trade is often straightforwardly worth making.

It also has one genuinely unusual feature. The zone operates a dedicated jewellery manufacturing park, which is the kind of sector-specific infrastructure that either decides your choice entirely or is irrelevant to you.

What you can occupy

The zone publishes four facility categories. Offices span a range intended to cover different business sizes. Warehouses are purpose-built. Land plots start from 2,500 square metres and upward for custom-built warehouses or factories, which is the option for an occupier with a specific process to house. The jewellery park is a dedicated, specialised jewellery manufacturing facility.

Land from 2,500 square metres is a meaningful threshold. It is large enough for a real manufacturing or distribution facility and small enough to be reachable for a mid-sized business, which is a bracket that Dubai's industrial zones serve less comfortably.

The airport, and what proximity buys

The zone is the Sharjah Airport International Free Zone Authority and adjoins Sharjah International Airport, with Sharjah Customs and immigration services listed among the services available inside it. Having customs within the perimeter is the operational point of an airport free zone: it is what compresses the time between an aircraft and your warehouse.

What proximity does not automatically confer is a particular customs or VAT treatment. Designated Zone status for VAT is a specific designation with its own conditions, applying to goods rather than services, and it should be confirmed for your actual site against the current Federal Tax Authority position rather than inferred from the zone being next to an airport.

Against DAFZA and Hamriyah

The comparison that decides most SAIF Zone cases is with DAFZA and Hamriyah. DAFZA sits at Dubai International with high-value air freight, a Dubai address, and Dubai occupancy costs. Hamriyah is the other Sharjah option, built around a port with heavy industrial and maritime infrastructure.

SAIF Zone sits between them: air freight like DAFZA, northern-emirates cost like Hamriyah, and lighter industrial capability than Hamriyah offers. If your freight is containerised, Hamriyah's port is the better fit. If your goods are high-value and your customers expect Dubai, DAFZA earns its premium. If neither of those is true, SAIF Zone is usually the efficient answer.
