Residency after work
The UAE retirement visa: residency built on assets or income
The short answer
The UAE retirement visa is a renewable residence route for applicants aged 55 and over who can evidence one of the qualifying bases — typically property ownership, savings held in a UAE bank, or a stable income — at the thresholds the issuing authority publishes. Emirate-level programmes differ, so the applicable criteria depend on where you apply. It grants residency, not citizenship, and it does not by itself resolve your tax position or your home-country obligations.
Retirement residency is an evidence exercise: the authority is confirming that you can support yourself without employment.
There are usually several qualifying bases — owned property, deposited savings, or recurring income — and applicants often meet one comfortably while falling short on the others. Choosing the right basis is most of the work.
Programme details are set at emirate level and revised from time to time, so we check the current criteria before you commit to a property purchase or a deposit.

Scope of this page
This is for you if
- You are 55 or over and want to reside in the UAE without employment.
- You own UAE property, hold savings here, or receive stable recurring income you can evidence.
- You want the eligibility basis confirmed before you move money or buy property.
- You understand this is residency, not citizenship or a tax outcome.
This may not be the right route if
- You are under the age threshold and are looking for a workaround.
- You cannot document the property, savings, or income you are relying on.
- You intend to work in the UAE, which is a different sponsorship route.
- You expect the visa to change your home-country tax filing obligations.
Decision factors
What actually decides your route
An adviser works through these factors with you before any structure is recommended. Each one can change the licence, the emirate or free zone, the visa allocation, and the banking conversation.

Questions
Frequently asked
- What is the minimum age?
- The programmes are aimed at applicants aged 55 and over. Other criteria — property, savings, or income — apply on top of age.
- Can I work on a retirement visa?
- It is a residency route premised on self-support rather than employment. If you intend to work or invoice, a different route applies and we would plan for that instead.
- Can I sponsor my spouse?
- Spouse sponsorship is generally contemplated, subject to the standard conditions. We confirm the current position for the emirate you apply in.
- Does buying property guarantee approval?
- No. Property is one qualifying basis, assessed against published criteria alongside the rest of your application. Nobody can guarantee an authority decision.
- Is it renewable?
- The visa is renewable while you continue to meet the qualifying basis. We flag renewal conditions before you apply so there are no surprises.
