It directly determines how many visas you can hold, what substance you can demonstrate to a bank or tax authority, and what Ejari or lease registration you must keep current. Choosing the cheapest option without checking the visa cap against it is one of the most common and expensive mistakes at setup.
Free zones and mainland authorities alike tie visa allocation to workspace type and size. A flexi-desk typically caps you at a small number of visas; a fitted office or warehouse unlocks more, but at a different cost and commitment.
