What the Dubai counter publishes

The Dubai Land Department's investor service lists required documents as “1- A passport · 2- Availability of an e-Certificate of Title / Title deed · 3- A personal photo · 4- UAE ID (if any) · 5- A copy of the current residence permit (if any).” Note again that no valuation certificate appears in that list. The sequencing detail that changes when you start

There is one piece of published sequencing that materially affects timing, and it appears on exactly one surface. It also has to be flagged properly: that sequence appears on a FAQ page that is inconsistent with the department's own live service page in other respects, and no other authority publishes it. Treat it as a reason to establish the sequence for your own file in advance, not as a confirmed procedure.

Two unresolved points to settle before you begin

First, the identity of the ownership letter. Second, which emirate the property sits in.
